Spacious Central located FamilyHouse @ Sunnybank

This is my second time staying at this guesthouse. Overall, the experience is quite good. There are some shortcomings, b Positive: Firstly, the location is not bad. It takes only 20 minutes to walk to the shopping mall where you can buy everything you want. The landlord is very friendly and responds to messages promptly. They even prepared fruits for us to take. Inside the guesthouse, there are free white sugar, coffee, and tea bags. The number of towels, cleaning cloths, and tableware is sufficient. Except for some cups with difficult-to-clean stains. Last time, there were two sets of keys, but this time there is only one set. I hope they can still provide two sets by default. The kitchen is large, and the kitchenware is basically complete. There is also a instant rice cooker that I like, which allows you to showcase your cooking skills. Moreover, the kitchen has the best view of the entire house, where you can see the changes of sunlight throughout the day, as well as the sunset and afterglow. Cooking inside will make you feel better. The bathroom has a light heater, so it's not cold at all to take a shower in winter, which is great. The hot water is also very stable and abundant. There is also a desk, which is very important for office needs. There are screen windows, which can greatly reduce the number of flying insects indoors. But don't leave any uneaten food outside, as there are many cockroaches in the house. Negative: The sofa cover hasn't been washed for a long time. I hope the landlord can clean it. There is a layer of dust on it, making it difficult to sit on it after taking a bath. Most of the pots don't have lids, only the small soup pots do. Last year, there were laundry baskets, but this year, there aren't any. Fortunately, I prepared plastic to store clothes. The cups in the cupboard have severe tea stains that won't come off, so they're not particularly clean. There are also marks on the bathroom windowsill that won't rub off. There's a lot of dust on the indoor fake flowers. The parking spaces at the entrance are usually full of neighbors' cars. Although I didn't drive here, if I really need to park, I'll probably have to park on the roadside.

Great property & exceptionally clean. Just need to be a little considered re comms with guests Positive: Property was well located for our planned family trip. Bedrooms were very generous and the cleanliness of the complex exceeded our expectations. Easy access to lock box for access Queried whether a hair dryer was available on behalf of my sister & was greeted with brand new hair dryer in box upon arrival Negative: There was way too much back & forth re no party policy. I explained our family was travelling to attend a funeral for a member of our immediate family - yet multiple times I was asked to engage re no party policy even after explanation. Was also told I would have $ 1000 HOLD to credit card for damages - again never communicated untik after booking was made. After check out and sending ALL requested photos through re key return and bins emptied etc. I was phoned multiple times to ask to action even though this and been completed already to requested number provided. Also never reimbursed fee credit promised to take bins out ?

Positive: Every room is very spacious, especially for just six people. The only drawback is that the parking spaces are too small, so larger vehicles need to be very careful when entering and exiting. Overall, it's quite satisfactory. Negative: Parking too small.

Good location for our needs in Brisbane. Would happily stay here again. Positive: Location nice and close to shops and a short drive into the city. Very large bedrooms. Negative: Kitchen area was very warm. A fan would make this space more comfortable if spending more time in the kitchen/dining area. Minor problem to have though!
