Short-Term Rental Property Terms and Conditions

This agreement ("Agreement") constitutes a legally binding contract between the guest ("Guest") and [Property Name], hereafter referred to as "the Property," for the short-term rental of the Property. By booking the Property through Booking.com, VRBO, or direct booking, Guests agree to abide by the terms and conditions set forth herein.

Booking and Payment:

1.1 Reservation: To secure a reservation, Guests must make a booking through Booking.com, VRBO, or direct booking, and payment must be received in full prior to arrival.

1.2 Cancellation Policy: Cancellations made within 5 days prior to the arrival date will result in a 100% charge of the total booking amount. Please refer to the specific cancellation policy stated on the booking platform used.

1.3 Security Deposit: A security deposit may be required upon booking to cover any damages incurred during the stay. This deposit will be refunded within 7 days of departure, provided the property is left in the same condition as it was upon arrival.

1.4 ID Verification: The booker are required to provide a valid ID, selfie, a signature, and a picture of the card used for the reservation. If these requirements cannot be verified, the booking might be canceled, and the cancellation policy will be applied.

Use of Property:

2.1 Occupancy: The maximum occupancy of the Property is {Number_Of_Adults} adults and {Number_Of_Children} children. Exceeding this limit without prior approval may result in additional charges or termination of the rental agreement.

2.2 House Rules: Guests are expected to adhere to all house rules provided by the Property owner or manager. Failure to comply may result in immediate eviction without refund.

2.3 Noise and Disturbance: Guests are expected to respect the peace and privacy of neighboring properties. Excessive noise or disturbance may result in fines and/or eviction.

Damages and Liabilities:

3.1 Damage Responsibility: Guests are responsible for any damages to the Property or its contents caused during their stay. This includes but is not limited to furniture, appliances, fixtures, and amenities.

3.2 Lost Key: In the event that a key or remote to the property is lost or not returned upon check-out, guests agree to pay a replacement fee of $500 to cover the cost of rekeying the property. Guest is also REQUIRED to send a picture of the key upon check out as a proof that it has been returned.

3.3 Insurance: Guests are encouraged to obtain travel insurance to cover any unforeseen circumstances, including cancellations, medical emergencies, or damages to personal belongings.

3.4 Chargebacks and Disputes: In the event of a chargeback initiated by the Guest without valid reason, the Guest acknowledges and agrees that they waive their right to file a chargeback. The Guest further agrees to reimburse the Property owner for any associated fees or expenses incurred as a result of the chargeback.

Miscellaneous:

4.1 Pets: Pets are not allowed on the Property unless otherwise specified and agreed upon in writing prior to arrival. A pet fee may apply.

4.2 Smoking: Smoking is strictly prohibited inside the Property. Guests may smoke in designated outdoor areas, if available.

4.3 Jurisdiction: These terms and conditions shall be governed by and construed in accordance with the laws of Queensland. Any disputes arising out of these terms and conditions shall be subject to the exclusive jurisdiction of the courts of Queensland.

By booking the Property, Guests acknowledge that they have read, understood, and agreed to abide by these terms and conditions. Any violation of these terms may result in additional charges, fines, or eviction from the Property without refund.
